When buying or selling a property in Portugal as a non-resident, the following obligations have to be fulfilled:

1- Apply for a Tax Identification Number at the local tax office, and for the spouse in case of being married.

2- Payment of the IMT (property transfer tax).

3- Annual payment of the IMI (municipal property tax). If the tax exceeds the value of €250,00, it should be split in two installments to be paid in April and September of each year.

4- In case of obtaining rental income, the Annual Tax Statement must be delivered.

5- When selling a property, declaration and payment of the capital gain tax are required.
